Staner Court

Council owned land to the rear of Staner Court, Ramsgate has been identified for redevelopment to provide additional affordable housing.

The proposal is that we will reconfigure the existing hardstanding, amenity space, garages and parking areas to provide eleven brand new family homes.

There will also be improved landscaping and the creation of a larger communal garden area for the existing Thanet District Council residents.

The redevelopment aims to regenerate the current site, adding to and enhancing the sustainable and cohesive community.

Concept Design - Pre-planning

During this phase the Project Design Team will prepare architectural concepts, incorporating strategic engineering requirements, aligned to the cost plan (budget), project strategies and outline specification. Designs will be reviewed and improved during this phase, with input from Thanet District Council and wider stakeholders (including residents).

Residents are welcome to voice messages of support or concerns via the Your Voice page. We welcome constructive feedback and will endeavour to incorporate resident input as far as possible. The end goal is to create a development that we can all be proud of and that enhances the site for both new and existing residents.

We will share the latest design proposals via a public consultation event during stage two, and wish to gain as much resident feedback as possible.

During this phase, the Council will also instruct 'Ground Investigation' which will form part of the feasibility work activities. These investigations will last up to three days and will assess ground condition across the site. During these 'Ground Investigations' some resident parking areas may be impacted and parking may be restricted to allow access for machinery. Residents will be given notice and sent information letters accordingly.

Josephine Aguirre3 years ago While i welcome affording housing for the area and the much needed landscaping for the poorly utilized grounds including a communal garden offering an outdoor space for the garden-less residents having been cooped up during pandemic - my garage is essential for me and we use it every day. Add. the asbestos roofs poses an immediate danger as they are deteriorating and people are climbing on top of them dislodging lethal fibers. lastly parking is already at max capacity and will need to be provisioned for. thanks.

Karen Toller 3 years ago I'm aware there is a need for affordable housing in the area, but I don't think this is the appropriate place for it. Residents use the garages for much needed storage (no lofts or sheds for us!). Parking is already an issue - many vehicles are parked along the pavement because existing spaces are already too cramped (not big enough for many newer cars). Passage for those with buggies or mobility scooters, as well as for emergency and delivery vehicles is already compromised as a result. If occupiers of the new housing have more than one car each then it'll make things worse. Cars are at risk of being damaged if there is less space to park or manoeuvre. Currently there are 39 parking bays (for 89 flats in the tower block alone), with nearly 50 vehicles parked in the grounds. I've attached a photo showing cars parking on the pavement because the allocated spaces are already too cramped.

Aaron Quinton3 years ago Whilst social housing is a good thing, i dont believe that building houses on the land around staner court is a good idea. In the proposed plans your removing much needed parking spaces the car park already gets over crowded due to lack of spaces and residents use the garages also. As a resident being in a flat i value having an out side area to be able to use if this area is devloped on you will be taking it away from hundreds of residents in the main tower block and low rise flats as well.Also with all the other housing developments that are happing in thanet we havent got the Infrastructure to support it, by this i mean lack of doctors surgeries, dentists, schools, road networks, drainage, water and electrical network. Were loosing valuable agricultural land.This town is becoming a city thanet used to be a nice place to grow up and raise a family. Since all this development has happened its gone down hill, crime rates up, affordable privet rentals is up. How much more is the council going to have to put the people of thanet through before this madness ends.

Terence Huckstep3 years ago I knew I would see other issues. First the proposal with respect to parking fails to address the number of transient vehicles requiring access during the day. For example some days there are three of four vehicles from Mears parking. I also observe there are a number of visits daily from District Nurses, care providers, deliveries from Amazon. Yodel etc, and from home delivery such as Curry's or groceries from Tesco etc. If this car park is turned into a building site how much additional loss or parking would result as well as potential damage to our vehicles from dust etc.The duration of building would likely result in our quality of health and interfere with our daily living. I feel this would also breach article 8 of the Human Rights Act: Your right to respect for your home doesn’t mean you have the right to housing but it protects the home you already have. It means public authorities mustn’t prevent you from entering or living in your home. You also have the right to enjoy your home peacefully without intrusion by a public authority.A public authority may need to take positive steps so you can peacefully enjoy your home - for example, by protecting your home from serious noise or/and pollution.

Terence Huckstep3 years ago While I fully endorse the need for council housing I really do not think an already overcrowded car park is the place for it. Perhaps the allotment land just up the road would have been more suitable before being sold for profit.I have studied the design as best I can (I am visually impaired) and it frightens me. Parking is already difficult as both myself and wife are disabled as there is no disabled parking bay that my wife can walk to (limited to less than 20metres mobility and have been asking for a disabled bay since 2013). At night the car park is over crowded with cars on grass verges, pavements and parked on roadway opposite derelict garages. These houses would cause overcrowding and loss of parking when the flats around could do with money spent on them. The density of this proposal will make this a very unpleasant place to live.Being visually impaired I rely on the light that enters our kitchen and although it looks out onto the car park the relatively unrestricted view is a blessing for me which I will lose to the view of houses not far from our window.The proposed plan shows the car parking being moved to adjacent to the tower block entrance. So what happens to access for emergency vehicles and how does the refuse vehicle get access?If the garages have to go a better use would be adequate parking for current residents or how about a cheaper option and repair the garages that have sat empty since before I moved here (2012) and rent them out! There is 10 years lost income there at I believe £25 per week per unit and at least 10 empty would equate to £130000 lost income.Also what about the replacement of the rest of the storage units that are on other leaseholders lease that have not been replaced since without notice the council came and knocked them down.As another person wrote in their comments what about provision of schools, doctors etc already over subscribed. I know there are large building projects already going on nearby that will severely impact services (except Tesco who are probably rubbing their hands) and these projects will place an unacceptable demand on services without this proposed development adding too it. I totally object to it for reasons stated and will probably find a few more.
